Year over year the price of homes, even in Virginia Beach is rising. Month to month (from August to September) we saw a slight decline in price but when again looking year to year home prices are on the rise.

Your average sales price is around $405,000 which is only 1% or $4,000 or so higher than last month but up 6% from last year.

Inventory took a little hit in September compared to August but is up 10% from last year so more to look at if you were thinking about moving last year and didn't see too much those numbers have improved. As well as overall new listings are up from last years numbers.

Agents are listing homes at reasonable prices as sellers are getting what they asked for when it comes to their list price being the price they closed at.

And although Virginia Beach has the lowest days on market at 16 days this number did increase from last month. So you have a few more days on average to choose a home.

If you are selling expect your home to take about 2 weeks or so to get under contract.
